We design and furnish short-term rentals, then get them listed properly — on their own, or as the front end of a management agreement. Every room on this page is one we did.
Most rental design is done by someone who hands over the keys and leaves. We furnish properties we then operate, which changes what gets specified. A sofa that photographs beautifully and looks tired after nine months of guests is a bad sofa, however good the first shoot was.
So the finishes are chosen to survive weekly cleaning, the layout is planned around the number of guests the listing actually claims to sleep, and the small things guests quietly mark you down for — not enough lamps, nowhere to put a suitcase, one useless bedside table — get sorted before the photographer arrives rather than after the first bad review.
The split is physical and digital. One lives in your home. The other lives on a screen. Not every property needs both, and neither is sold locked into anything else.
The physical work. For a unit that's empty, dated, or photographs badly.
We design and furnish the space to shoot well and hold up to real guest traffic — durable finishes, a layout that sleeps the number your listing claims, and the small things guests quietly rate you on.
The digital work. For a unit that's ready but not earning yet.
Getting listed is the easy part. Getting listed properly — priced against real local comps, synced so you never double-book, and set up so guests can let themselves in at midnight without calling anyone — is the part that decides your first season.
Listing & Launch is included at no charge when we manage the property. We don't sell it on its own.
Every one of these is a property we own, have owned, or run for another owner — photographed after we'd designed and set it up. Different climates, different rulebooks, the same standard of finish behind them.
Two ways in, depending on where the property starts. Same job either way — we come and look at it, write the plan room by room, source what's missing and style it. The difference is how much of the house is already there.
For a property that's furnished and running, but starting to look its age.
For a property that's empty, or furnished with nothing worth keeping.
A sleeping room is any space furnished for guests to sleep in — bedrooms, converted offices, dens, bunk rooms. If it sleeps guests and your listing counts it, we count it.
Our time is the only thing in that fee. Everything physical — furniture, linens, locks, paint, photography — you buy at what we paid for it. We don't mark it up, and we share the receipts.
Homes over 2,500 sq ft, or with more than two separate living areas, are quoted individually. Listing & Launch is included at no charge when we manage the property.
A furnished property still has to be a legal one. Before anyone spends money on furniture, it's worth knowing what the parcel is permitted to do. The quick version of that check is free.
Plenty of owners start with a furnishing job and stop there, and that's a perfectly good outcome. Design is one of three things we do — the other two are working out what the parcel is legally permitted to do, and running it once it's live.
